Full Management Service - View our Landlord Fees

As a Landlord our full management service provides you with the highest level of care and attention throughout the letting life of your property. If you choose this service, Pure North Norfolk will:

  • Market your property on our website, plus Rightmove and Zoopla, as well as five social media platforms
  • Introduce a prospective tenant to you and negotiate terms between you
  • Carry out a full reference report on your prospective tenant
  • Relieve your worries by arranging the necessary regulatory checks, such as:
  • Gas and Electrical Safety Reports and the EPC (Energy Performance Certificate)
  • Obtain permission to sub-let on your detailed instructions if required
  • Instruct an Inventory Clerk to carry out an inventory on the contents and condition of your property
  • Organise for your property to be professionally cleaned
  • Collect and administrate the deposit payable by the tenant
  • Notify service companies and utilities used by you (upon your advice) at the commencement and termination of the tenancy
  • Undertake regular inspections throughout your tenancy to identify remedial works to prolong the life of your investment and optimize its performance through our Property Optimization Department. (POD)
  • Identify opportunities at the renewal of the tenancy where you can enhance the property in order to maintain or maximise the rental yield

Let Only Service- View our Landlord Fees

Our Let Only Service enables you to benefit from our marketing and sourcing of a reliable tenant for your property. After this point, you will take on the management and day-to-day administration of your property independently of us. If you choose this service, Pure Lettings will:

  • Market your property on our website plus Rightmove and Zoopla, as well as five social media platforms
  • Introduce a prospective tenant to you and negotiate terms between you and the tenant
  • Carry out a full reference report and forward it to you for written approval if required
  • Collect the move-in monies payable by the tenant including the deposit as stipulated in the Tenancy Agreement and send off the deposit to the DPS
  • Identify opportunities at the renewal of the tenancy where you can enhance the property in order to maintain or maximise the rental yield

What We Won’t Do… tell you what you want to hear, ask for upfront reservation or administration costs, ask you to reduce your price every week, pass you between different members of staff, expect you to accompany every viewing, use you as a tool to encourage further instructions jeopardising your chances to sell to a qualified buyer or most importantly forget you.

What Our Service Will Cost You… we provide a service with ‘no upfront fees’ and a ‘no sale, no fee’ basis. Your introduction to the market place is absolutely ‘free’. All promotional costs are covered by us. However, if we introduce a buyer who proceeds to exchange contracts, then we will charge you the fee agreed, plus the required Value Added Tax

Additional Services

Inventory Schedule of Condition Report

An inventory schedule of condition report records the details of the contents and condition of your property at the outset of the tenancy period. This document is strongly recommended for furnished or unfurnished properties.

We can arrange for an established, independent inventory clerks to act on your behalf, upon the basis that you bear responsibility for their charges. Whilst every care is taken in giving your instructions to Inventory Clerks, we cannot accept liability for any error or omission on their part, since they are not in our employ. A breakdown of all inventory costs is obtainable from our offices.

Energy Performance Certificates

By law an Energy Performance Certificate is required when selling or renting a property. We have contact with a third party assessor who can arrange a report for your property.

Utility suppliers

It is important to notify your service companies (telephone, gas, water, electricity, council tax, satellite and cable) at the commencement and termination of a tenancy. If we are managing the property under our Full Management Service, we will make every effort to undertake this on your behalf.

Safety Checks (gas, electric)

As part of your legal requirements as a landlord, your property must comply with the relevant regulations.

Pure North Norfolk is able to employ qualified people to carry out the necessary safety checks on your behalf and is happy to do so under your instruction.

Property Enhancement

Presentation is a key factor in maximising the letting potential and rental yield of your property or sale value. We have excellent links with trusted professionals who can advise and carry out interior and exterior work on your property and those who can test and insure that all appliances are in good working order.

Legionnaires Disease Assessment Report

Organisations, or self-employed individuals, who provide residential accommodation or who are responsible for the water system(s) in their premises, are responsible for ensuring that the risk of exposure to legionella in those premises is properly assessed and controlled. All water systems require an assessment of the risk which can be arranged through our office.

Vacant Property Management Service

If your property is left vacant for any amount of time we can provide a weekly service to check the security and condition of your property. This service will enable you to comply with your household insurance policy. The service is for a minimum of 3 months, please contact us for more information.
