Full Management Service

Introduce prospective tenant, negotiate terms between landlord and tenant. Carry out full referencing. Collect move-in monies payable by tenant including the deposit as stipulated in the Tenancy Agreement and transfer deposit to the Deposit Protection Scheme.

Notify service companies and utilities of tenants details at the commencement and termination of the tenancy.

The arranging of necessary regulatory checks, such as Gas and Electrical Safety Reports, Energy Performance Certificate and Legionnaire's Assessments (Fee per report is set out below)

The arranging of a third party Professional Inventory Schedule of Condition Report (Scale of fees available on request are dependant on size of property and whether furnished, part or unfurnished) and Check Out Report (paid by the tenant) of your property.

Undertake regular inspections throughout your tenancy to identify remedial works and to ensure tenants are presenting the property in a good clean condition.

Day to day management matters and (where required) instruct contractors (or your preferred nominated contractors) to carry out minor repairs up to a maximum of £250 + VAT for any one item. Except in an emergency, wherever practical, estimates are obtained and submitted to you for approval in respect of works or redecoration, renewal or repairs likely to cost more than that figure. An additional fee of 10% + VAT of the total cost is charged for this work.

Fee of 50% of the first month’s rent plus VAT e.g. 50% of rent at £550 is £275.00 plus VAT (£330 incl VAT)

PLUS:

Fee of 10% plus VAT e.g. 10% of rent at £550 is £55 plus VAT (£66 incl VAT) of the total rent payable and is charged at the start of the agreement and thereafter deducted monthly from the rent received.

If a landlord withdraws the property from management during the tenancy, a two month notice is required. Fee of £200 +VAT (£240.00 incl VAT)

Arrange, negotiate and create Fixed Term Renewal Tenancy Agreement. Fee of £50 + VAT (£60.00 incl VAT)

Energy Performance Certificate (EPC) - Fee of £75.00 plus VAT (£90.00 incl VAT)

Legionnaire's Assessment – Fee of £50.00 plus VAT (£60.00 incl VAT)
Vacant Property Management Service – Minimum 3 month term - Fee of £300 plus VAT (£360 incl VAT)
